Why New Zealand properties need regular exterior washing

New Zealand sits in a subtropical to temperate climate band with some of the highest UV levels in the world, significant rainfall in most regions, and thousands of properties within walking distance of the coast. This combination creates ideal conditions for lichen, algae, moss and mildew to establish on exterior surfaces: roofing, cladding, paths, decks and gutters.

Unlike painted interior surfaces, which remain stable and inert, exterior surfaces are under constant biological and atmospheric attack. Organic growth is not merely cosmetic. Lichen and moss physically attach to surfaces, trapping moisture against the cladding and preventing it from drying naturally. Over time, this moisture retention accelerates paint breakdown, causes substrate degradation and, if left sufficiently long, can contribute to water ingress and structural issues.

Urban homes with good sun exposure

Every 18–24 months

Good sunlight exposure inhibits growth on north and west-facing elevations, though south-facing walls may still require annual attention.

New builds (1–5 years)

First wash at 2–3 years, then regular cycle

Even new homes develop organic growth within their first few years. Establishing a cycle early prevents more intensive cleaning later.

Signs your house needs washing now
