Coastal Properties
Coastal Property Maintenance & Preservation
Salt air, UV and coastal weathering degrade homes faster than most owners realise. Prevent's specialist coastal maintenance programme keeps your property looking its best despite the elements — and protects it at the pace that New Zealand's coastal environment demands.
The Coastal Environment
Coastal homes age faster. Proactive care is the answer.
A coastal location is one of the most desirable, and one of the most demanding, environments for a property to occupy. Salt air, intense UV, humidity and marine-grade wind exposure combine to accelerate deterioration of every exterior surface. What takes five years to develop on an inland home can happen in two on the coast — and for owners who showcase their coastal homes or entertain against those views, a property that's struggling to look its best is not acceptable.
The deterioration is often invisible at first. Salt residue builds up on surfaces. Coatings begin to oxidise. Sealants around joinery become brittle. Metalwork begins to corrode. By the time these issues are visually obvious, significant damage has already occurred, and the cost to remedy is substantially higher than prevention would have been.
The answer is a maintenance programme calibrated for coastal conditions — one that is proactive, scheduled and delivered by people who understand what the coastal environment does to a building, keeping it looking exceptional year-round.
Tauranga & Coastal Bay of PlentySalt Air Accumulation
Salt particles settle on all surfaces: cladding, joinery, metal fixtures, gutters and roofing. Without regular removal, this salt load causes corrosion, paint failure and cladding degradation.
UV Degradation
New Zealand's UV levels are among the highest in the world. On the coast, UV and salt air compound. Paint coatings break down faster, surfaces bleach and protective layers fail prematurely.
Organic Growth Despite Exposure
Coastal humidity enables significant algae and lichen growth on south-facing and sheltered surfaces, even on properties with substantial sun exposure on other elevations.
Metal Fixture Corrosion
Guttering, downpipes, roofing fixings, window hardware and exterior metalwork all face accelerated corrosion in coastal environments. Early identification prevents failures.
Our Coastal Approach
A maintenance programme built for coastal conditions
We do not apply a standard exterior wash to a coastal property and call it done. Our coastal maintenance approach starts with an assessment of your property's specific exposure: its proximity to the ocean, prevailing wind direction, cladding type and current condition.
From there, we recommend the right service frequency, products and any protective treatments. Coastal clients are typically on annual programmes at minimum, with some ocean-front properties visited more frequently for gutter and metalwork inspection.
The Prevent PlanCoastal Maintenance Includes
- Exterior house washing with salt-removing treatments
- Roof cleaning and protective treatment
- Gutter clearing and metalwork inspection
- Joinery surround cleaning and seal condition check
- Hard surface and deck cleaning
- Exterior metalwork inspection and reporting
- Protective coatings to resist salt re-establishment
- Condition reporting and recommended maintenance
